2 bedroom, 1 bathroom Bungalow with TITLE DEEDS in convenient location on the outskirts of Xylofagou – XYL137
A rare opportunity to purchase a lovely bungalow in a traditional village. With an envious corner plot position this fantastic property offers its new owners the blank canvas of a potentially gorgeous family home. The garden, which wraps around the entire property, has covered parking and provisions for a swimming pool.
Inside the delightful open plan kitchen, living, and dining area offers lots of space to create a welcoming environment with a view through patio doors in the kitchen and dining room to the back garden. Down a short corridor are two double bedrooms, both bedrooms offer floor to ceiling fitted wardrobes. The family bathroom has a walk in shower, tiled with beautiful ceramics and includes a sink and wc.
Located less than 1km to the village centre, 3km to the sea this beautiful property really should be seen to be fully appreciated.
Viewings by appointment.
XYLOFAGOU
Xylofagou is one of the largest villages and is situated in Larnaca District but, as it is one of the ‘Kokkinochoria`, (red soil villages) it is an area we are happy to include in our listings. Xylofagou comes from the name Xylo – meaning wood and Fagou which is a popular implement used to barbecue traditional souvla. The village is ideally located halfway between Larnaca and the beach resort of Ayia Napa, approx 20 minute drive from each.
Xylofagou is most famous for Cypriot potatoes many of which are exported and in demand all over the world. With all the usual amenities including schools, banks, shops and tavernas the village is excellent for both residential or holiday use for families and couples alike.

The area is not known as the ‘Jewel of the Eastern Mediterranean` for nothing! We have beautiful nature trails, water sports galore, amazing fresh cuisine, nightlife, one of the top waterparks in Europe, fishing harbours, a world class Marina and the list goes on and on! You are never far from anywhere in Famagusta, a maximum 15 minute drive to the nearest beach from even the most inland villages.
Thousands of expats of all nationalities have made Cyprus their home over the years due to the warm local welcome, fantastic climate and host of things to do. The bustling cities of Limassol, Larnaca and Nicosia are just over an hour away but here you can enjoy a more relaxed pace of life.
